What changed?

Changes to Alberta’s Condominium Property Act came into force on February 15, 2026. Related amendments to the Condominium Property Regulation and the new Condominium Dispute Resolution Tribunal Regulation followed on February 26, 2026.

The changes are intended to strengthen transparency, accountability and governance in condominium corporations. They also establish a specialized tribunal for certain condominium disputes.

Why buyers and sellers should pay attention

Legislative changes can affect the information found in condominium documents, how corporations deal with owner costs, and how disputes may be addressed. Buyers should continue to review bylaws, meeting minutes, financial statements, insurance, reserve-fund information and any notices carefully. Sellers should gather current documents early and disclose known issues appropriately.

Key areas to watch

  • New procedures for certain owner chargebacks
  • The launch and jurisdiction of the Condominium Dispute Resolution Tribunal
  • Updated governance and transparency obligations
  • How pending matters may appear in condominium documents and estoppel certificates
